THE SELLING PROCESS


As your REALTOR® I will work with you every step of the way. Real estate marketing has changed over the years and I have the tools and expertise to ensure your home stands out in the highly competitive, modern market.

My objective is to help you sell your home for the highest possible price, in the shortest time. I do this by crafting a custom marketing plan for your home specifically. I take into account the most likely buyer groups and build a marketing plan that ensures your home is advertised how and where it is most likely to catch the attention of your most likely buyer types.

I then help you prepare your home effectively, including room-by-room recommendations. Typically, I suggest modest effort approaches that involve decluttering and possibly re-staging your home using the possessions you already own.  Sometimes, I may also provide suggestions for more significant changes that my experience suggests will add increased payback over and above the cost to undertake them.  In all cases, I can provide suggested suppliers whom my clients and I have had excellent experiences with in the past. This includes organizations that will pick-up unwanted furniture and housewares to painters, plumbers and electricians. 

While you are reorganizing your home, I will be booking the professional photographers and measurement firms that I use to ensure your home is presented in its best light not only in the MLS listing but also in the additional social media, print and partner advertising that I utilize. I’ll also be preparing a stand-out MLS write-up. 

MLS launch timing will also be carefully considered, in conjunction with launch relevant launch events which may include a by-invitation REALTOR® caravan and public open houses.

Pricing Your Home

At any time, there are several other homes for sale competing with your property. I will help you price your home competitively to attract qualified buyers. The way I do this is by generating a Comparative Market Analysis (CMA) report, which will show you a range of prices being paid for homes in your region. I will recommend a list price or a range within which to list your home. I’ll also talk to you about the pros and cons of listing higher or lower within the recommended listing price range.

EVERY STEP OF THE WAY

Once your listing is active, my partnership with you expands. I’ll be working to attract relevant buyers to come and see your home and will manage all showing bookings to ensure their timing works well for you. I’ll implement my custom marketing program and I’ll handle all negotiations on your behalf. The offer negotiation stage is a time when having an experienced negotiator such as myself can really pay off – not just in terms of price negotiated, but also in terms of ensuring the terms of the sale are attractive and the sale is unlikely to fall through at the conditionally sold stage.
