Red, gold and green fall foliage shimmered outside the windows of the luxury Princeton Waterfront condo that I sold in October. Working with the original owner who had raised her now adult children in this custom condo, I took a hands-on approach helping to declutter 20 years of “stuff” and called on my wide assortment of tried and true tradespeople to do minor repairs including painting, fixing a cracked countertop, cleaning rugs and furniture, and installing two new light fixtures.  Given the premium price point and a competitive listing right next door, I held a special “by invitation” realtors’ open house and invited every realtor who had either bought or sold a million-dollar condo in downtown Calgary over the past 12 months. We thanked them for their attendance and advice with a $100 gift card, but honestly, they were very generous with their ideas regardless of incentives.

I’m thrilled to say we received an offer in just under a month and the deal was finalized in 37 days – a very respectably short time in this price range. I’ve since spoken with the new owners – they seem very pleased with their new home and the bird-watching experience they regularly enjoy from their tree-top, riverside retreat!
