My clients and I were hunting for a solid investment property in their preferred SW Calgary communities – the Glendale, Glenbrook, Glamorgan, Killarney, Westgate, and Rosscarrock area. They wanted a solid, three-bedroom bungalow with either a good-quality, in-place basement suite or the potential for the addition of a legal suite.
3312 – 49 Street SW fit the bill and was unusual in that it was listed on a weekday with offers to be reviewed on Friday – hence, no weekend showings. This would likely reduce the number of bidders competing on offer review day as fewer people would see it before then.
My buyers and I knew that good properties move fast and we went to view this pretty bungalow immediately. The beautifully landscaped front yard was in full bloom when we arrived and this home offered an immediate impression of being well-loved by its long-time owners. Inside, there was loads of potential with original, gleaming hardwood floors, a roomy, three-bedroom layout and an undeveloped basement perfect for a future legal suite.
As happenstance would have it, we met the elderly owner who was sitting in the backyard during showings and discovered that his gardener was a very friend of one of my buyers’ relatives! It is quite unusual to meet buyers during showings and extremely rare to find out that you have such a close connection over the space of a five-minute conversation!
In this case, I believe it worked to our advantage in competing with two other offers. Later, our connection with the seller was further strengthened as we interacted further with him during the property inspection and even purchased some household possessions from him at that time. Our trusty property inspector also loved the property and assured us of its solid bones.
Upon possession, my buyers laid out a plan to create a legal basement suite in the home and I’m proud to say that I actually drew the floor plan for them, using my home design and development experience. I can’t wait to see it come to life!
